The End of Tenancy Cleaning Checklist Singapore Tenants Need

Moving out is stressful since you will be doing a lot of chores such as packing boxes, coordinating with movers and counting down to the handover day. Then there is the one last thing standing between you and the end of your lease which is cleaning.
When it comes time to return the keys, cleaning is the issue the landlord brings up the most. Fortunately it is also the easiest one to get right because it stays entirely in your hands until the moment you hand over.
Most tenancy agreements simply ask for the property to be returned in a clean and tenantable condition. That sounds pretty straightforward until you realise it is not a task list and the agent doing the inspection has their own idea of what it covers.

Check Your Tenancy Agreement First

Before you buy any cleaning supplies or book a cleaner, read the handover clause in your tenancy agreement. It sets your responsibilities on two things.
The standard you are held to
Most Singapore tenancy agreements ask for the property back in good and tenantable condition, fair wear and tear excepted. That is a general standard rather than a task list, which is why handover disputes happen at all.
Whether professional cleaning is compulsory
Some agreements say the tenant must hire a professional cleaner and show the receipt at handover. If yours does, cleaning it yourself will not meet the clause no matter how well you do it. If it says nothing about professional cleaning, you just need to return the place clean and how you get there is up to you.

What Landlords and Agents Actually Look For
Handover inspections here in Singapore are rarely a slow room by room walkthrough. Agents work fast and go straight to the places that reliably show neglect. Get those right and the rest of the inspection usually follows.
- Oven and microwave interiors - Baked-on grease is the single most common finding, and it cannot be wiped away at the last minute.
- Range hood filters and kitchen walls - wok cooking spreads a sticky film much further than most tenants expect.
- Tops of kitchen wall cabinets - These high surfaces gather dust and cooking grease over the duration of your lease. Tenants rarely look up there, but your agent definitely will.
- Shower screens, taps and toilet bases - Hard water leaves a cloudy limescale film. If limescale remains on the glass or metal, the bathroom will be marked as "unclean," even if you have scrubbed the tiles.
- Bathroom grout and silicone seals - Singapore’s high humidity causes these lines to develop black mould much faster than in drier climates.
- Window tracks, grilles and sills - Compacted grit, dirt, and dead insects gather deeply in these tracks and must be thoroughly vacuumed and wiped out.
- Behind and underneath heavy appliances - You must pull out the fridge and washing machine. Agents will check these hidden floors for accumulated dust, debris, and occasionally pests.
- Air-conditioning filters and vents - Ensure the filters are washed and free of dust. If your tenancy agreement requires an end-of-lease aircon servicing, have the official receipts ready to present.
- Floor traps and service yards - Drainage covers must be lifted to clear out trapped hair, lint, and standing water.
Before the inspection begins, take timestamped photos of the property once it is completely empty, and again after the cleaning is finished. If a cleaning deduction is proposed days later, this photographic record serves as your definitive proof of the property's condition.
Additionally, always request a joint inspection with your landlord or agent rather than doing a simple key drop. A joint walkthrough allows you to quickly touch up a missed spot right then and there, preventing a minor oversight from becoming an expensive line-item deduction from your deposit.
The Room by Room Cleaning Checklist
That covers the hotspots. Here is the full scope, room by room. Work from the top to the bottom in each room. Dust falls, so ceilings and fans come first and floors come last, otherwise you will mop twice.
The Whole Unit
- Ceilings & Fixtures - Fan blade dust binds with kitchen grease in this climate, so use a damp cloth, not a dry one. Motor housing too, and swap out any dead bulbs.
- Walls & Doors - Peel adhesive hooks off early so the marks have time to lift. Then switch plates, power points, doors and frames.
- Windows & Mirrors - Get the grit out of the tracks with a vacuum before any cloth touches them. Grilles, frames and mirrors after.
- Air-Conditioning - Wipe down exterior units, wash the filters and check the drainage trays.
- Household Shelter - Clear out all items, wipe down walls and clean the ventilation plate.
- Floors - Vacuum every room thoroughly and then mop at least twice.
The Kitchen
- Appliances - Clean the inside for both the oven and the microwave. Empty, defrost and wipe the fridge, then leave the door propped open.
- Hidden Areas - Pull out the washing machine to clean the floor and wall behind it. Wipe down the dishwasher both inside and out.
- Cooking Zones - Degrease the range hood, the filter, and the wall tiles behind the hob.
- Cabinets - Wipe the tops of wall cabinets, as well as the interior of every drawer and cupboard.
- Sink - Clean the basin, polish the taps, and clear out the drain strainer.
Bathrooms
- Shower area - Descale the shower screen, taps and shower head.
- Grout and seals - Scrub the grout lines and treat any mould on the silicone.
- Toilet - Clean inside and out, including behind the bowl and around the base.
- Vanity - Wipe the cabinet inside and out, and clear the drawer runners.
- Drainage - Clear hair from the floor trap and rinse it through.
- Ventilation - Wipe the extractor fan cover and any exhaust vents.
Bedrooms
- Wardrobes - Wipe the interior shelves, drawers, and cabinet tops of built-in wardrobes. Vacuum sliding door tracks.
- Windows & Ledges - Wipe down window ledges and bay window tops.
- Floors - Clean the floor areas previously covered by heavy furniture like beds and side tables.
Living, Dining, Balcony, and Service Yard
- Living Areas - Wipe down built-in carpentry, TV consoles, and feature walls inside and out.
- Balcony - Clean the balcony floor, railings, and sliding door tracks.
- Service Yard - Wash down the service yard floor, laundry rack, and wall behind it. Clear the floor trap and rinse the yard drain.
- Entrances - Wipe the main door, metal gate, letterbox, and rubbish chute hopper (if applicable).
Before You Hand Over the Keys
- Belongings - Clear out all personal items, including from the storeroom, balcony, and household shelter.
- Restoration - Remove self-installed fixtures and patch small wall holes if required by your contract.
- Utilities - Take final meter readings and close or transfer your utility account.
- Documentation - Take dated, timestamped photos of every room once cleaning is finished.
- Access Items - Return all keys, access cards, parking labels, gate remotes, and aircon remotes.
